UMI 4-5 (Free Residences)

The first development lot of the ambitious urban regeneration masterplan for the former Falck area, addresses the theme of free residences by investing in the value of permeability. The project is categorized as a Mixed Use development, designed to serve both Residential and commercial functions. Situated on a land area spanning 12,000 square meters, the gross building area encompasses 102,000 square meters of enclosed spaces within the structure. Within this gross floor area of 46,000 square meters, the project accommodates 478 Residential Units. The design of the ground floor in UMI4 and UMI5 residential buildings prioritizes fostering dialogue with the surrounding space. This emphasis is achieved through a focus on transparency, which blurs distinctions between public and private areas. A principle of continuity and transition eliminates the traditional notion of a "back," resulting in seamless integration between interior and exterior spaces. Commercial areas, residential entrances, and common spaces all contribute to this fluid relationship. The courtyards function as permeable public spaces, resembling urban groves, and seamlessly connect with the adjacent Parco della Salute. Additionally, prefabricated cement stringcourses on floors one through five emphasize horizontal progression.
